Why a DuPage County firm

Local knowledge is part of the job

DuPage County has more than 900,000 residents across nine townships (Addison, Bloomingdale, Downers Grove, Lisle, Milton, Naperville, Wayne, Winfield and York) and more than thirty municipalities, several of which cross into Cook, Kane or Will. Its economy runs from O’Hare-area logistics and North DuPage manufacturing to Oak Brook headquarters and the I-88 research corridor.

That variety is why location matters in tax work. Illinois entity-level replacement tax, the PTE election, township assessments and Board of Review appeals, municipal sales tax differences and the Illinois estate tax are all local details that national software and out-of-state preparers routinely miss. Net Cash Pro deals with them every week.

County-wide issues

Tax issues every DuPage owner should know

Whatever the town, these come up across DuPage County again and again.

Illinois Personal Property Replacement Tax

Illinois charges an entity-level replacement tax of 1.5% on S-Corp and partnership income and 2.5% on C-Corp income, on top of the 4.95% flat individual rate and the 7% corporate rate. When an owner asks whether an S-Corp election "saves money", that 1.5% has to come out of the self-employment tax saved. Generic online calculators routinely leave it out.

The Illinois PTE election

Illinois lets a partnership or S-Corp elect to pay state income tax at the entity level. That converts what would be a capped personal state-and-local-tax deduction into a fully deductible business expense, and owners receive a credit on their personal Illinois return. Whether it is worth electing depends on owner income and DuPage property tax bills, so it gets modelled every year rather than assumed.

DuPage property tax appeals

DuPage property is assessed by the township assessor, and an owner who disagrees can appeal to the DuPage County Board of Review within a short window after the township assessments are published. For a rental or commercial property, a successful appeal is a recurring saving that flows straight to net cash, which is why Net Cash Pro looks at the assessment alongside the return.

Illinois Secure Choice for small employers

Illinois now requires employers with five or more employees that do not offer a qualified retirement plan to enroll their staff in the state Secure Choice program. For many small employers the better answer is a SIMPLE IRA or a small 401(k) that also gives the owner a deduction, but the decision has to be made deliberately before the state makes it by default.
